Terms and Conditions

These booking terms apply to direct bookings made through fistralbreaks.co.uk for 24 Ocean Gate. They're set out to match what's already agreed if you book via Airbnb, so the experience is consistent whichever way you book.

Booking & Payment

Bookings are accepted as a booking request — we confirm each booking rather than it being instant.

50% of the total cost is due at the time of booking, with the remaining balance due 7 days before arrival. No security deposit is required.

Cancellation Policy

100% refundable if cancelled 1 day or more before arrival.

50% refundable if cancelled on the day of arrival.

Non-refundable if cancelled after arrival, or in the case of a no-show.

Check-in & Check-out

Check-in: from 3pm. Check-out: by 11am.

Full check-in instructions (door codes, parking, WiFi) are sent directly to you ahead of your stay.

House Rules

• Maximum occupancy: 4 guests. Only guests included in the booking may stay overnight.
• Well-behaved dogs welcome (maximum 2) — must be kept on a lead in shared/communal areas and never left alone in the apartment.
• No smoking or vaping inside the apartment. The balcony is fine with the door closed.
• No parties or events.
• Quiet hours from 11pm to 8am, particularly on the balcony and near open windows.
• No BBQs on the balcony or elsewhere at the building, due to fire safety — beach BBQs on Fistral Beach are fine.

We may update these terms from time to time. Any changes will be posted on this page.
